The conversation starts with Rachel discussing her previous employment and how she came to obtain her real estate license. When she had her first child, she was unsure of what she wanted to do. With her love and interest in houses, she contacted a real estate friend who guided her through the process. The easier part was that she already enjoys talking to people due to her background in the food and hospitality industries. The contracts and paperwork, on the other hand, took her some time to figure out. Fortunately, her brokerage, Howard Hannah, has a portal for lessons that will guide them through everything real estate.
Next, Rachel talked about why she seems to host and post open houses frequently. Being new to the industry, she wanted to have the experience and learn through the process. While some realtors dislike mortgage loan originators attending open houses, she thinks it’s fantastic because it allows her to make connections and learn from them.
Kevin then asked what she believes are the benefits of living in her Jackson, MI market. She talked about the way the small town can actually feel very big. With all of the parks, attractions, and festivals, she believes it’s a great place to raise a family.
Rachel then talked about the most common potential roadblocks that could delay mortgage approval. It is usually getting approved for the limited loans for which they are eligible. She would then concentrate on educating people about the process and assisting them in improving their credit scores. She also stressed the significance of hiring an inspector when purchasing a home. It is absolutely essential to focus on the most expensive aspects of owning a home that may cause problems, such as the roof, furnaces, and so on.
When it comes to the appraisal process, she explains that once it starts, it’s all up to the lender. Some clients may be dissatisfied, but she does her best to guide them through it. She also shares that basic inspections and appraisals typically start at $1000 or more at the time of the interview.
The conversation concluded with Rachel addressing some of the advantages and disadvantages of being a homeowner. While it is a great way to build equity, it does require work and upkeep of your home.
