Kevin began the conversation by asking Laura about the various aspects of her life that she highlights on her social media profiles, ranging from fitness to beauty, family, and community. She describes how she spends a lot of time doing these things, particularly working out, because she wants to stay fit and healthy for her family.

Next, Laura talked about the current low inventory and why she believes there aren’t many people buying real estate right now. She discussed how, while the media plays a significant role in this, it is critical to conduct thorough research and due diligence. We don’t know what interest rates will do in the coming years, so seize the opportunity to own your dream home now.

When it comes to off-market listings, Laura explains its benefits including saving money for the seller as without the MLS, sellers only have to pay one side for the commission. She then discussed the qualities that a mortgage loan originator must possess in order for her to work with them. She expresses her appreciation for someone who is a good communicator and personable. That way, she knows the person she’ll work with will be a good fit for her client.

Next, Laura discussed the key differences between purchasing an investment property and a primary residence. She explains how it is exactly the opposite. The appearance of investment properties will be given far less consideration. What matters is how you will add value to it. Primary residences, on the other hand, require finishes and to be move-in ready.

Kevin then asked Laura why house hacking is the best way to get into investment properties. She talked about how to buy a house and get a renter to live there. This will help the renters pay off the mortgage much more quickly. This is how you can build equity in your home so that when you sell it, you are making money for yourself and your children and grandchildren.

Laura ends the conversation by talking about the volunteer work she does and why working out and posting about fitness on social media is an important part of her career. She thinks that if her audience sees how many things can be done at once, it will encourage them. Besides that, it’s important to fill your own cup first and care for yourself.
