The conversation starts with Josephine comparing working in management/sales to working in real estate. She explained how they are both consumer-facing and that if you can do well in sales, you can do well in real estate.
Josephine then described some of the most distinctive features of the New York real estate market. As a melting pot, New York has everything you want or need, which is one of its great attributes. She also shared some of the tools and advice she gives her associates in order to help them advance in their careers. She always tells everyone to focus on one thing at a time. Master it before moving on to another skill because quality always wins over quantity.
Being respected by her colleagues for her problem-solving and leadership skills, Josephine shared some of the situations she handled. In the case of complaints, it is sometimes necessary to educate both the agent and the buyer or seller. She believes that listening to others will help you become a better leader, agent, and person. When you pay attention, you will understand everything you need to know. She also talked about coop living in New York and how the housing market differs.
Following that, Josephine shared the valuable lessons she’s learned over the past 9 years from Michael Napolitano Jr.’s mentorship. She was taught not to give up easily and to always stay educated because real estate and everything else changes on a daily. She also discussed her duties as the Office Manager – Director of Sales for her brokerage. This includes managing and guiding the agents, as well as providing classes and training.
When it comes to the value her YouTube content adds to her brand, she hopes that other agents can experience the value their brokerage can provide. Despite the fact that the winter season is traditionally the slowest in real estate, Josephine discusses how she continues to drive leads and sales. She believes that there is no such thing as a slow season and, in fact, encourages people to sell their homes in the winter. As a result, there would be less competition in the market and more serious buyers.
The conversation wraps up with Kevin asking how should someone prepare themselves to move to the #1 market in the country. Josephine explains how you just have to be ready and know what you’re getting yourself into because it will not be easy.
