Here’s what you missed from Daniel Decapua…
The conversation began with Daniel sharing his background prior to real estate. He shares his experiences being a legislator, teacher, standup comedian, and more. He found comedy, however, not a sustainable lifestyle as it involved a lot of traveling. When he worked for ReMax, he was able to work with agents in the elite group, network, and join get together on masterminds. He was also able to learn more about cutting-edge technology which helped him in providing more value to his clients.
Kevin then asked Daniel at what point in his career he knew that he was ready to manage a team. For him, it was a top leap to make. But also, he had all the knowledge he wanted to share even at the time he was unsure how to recruit. He then met an agent who specialized in a certain skill, but together, they were able to collaborate effectively. For him, being a mentor means bringing out the best in your team.
When it comes to investment properties, he believes that you have to be creative with them. You can make money on any property you just have to identify the value of the property. He then discussed why he sticks to more short-term rentals and how it affects the shortage of homes. Daniel also affirms that house hacking is the better way to get into investment properties now as foreclosures did not turn out as many have predicted they would.
In taking advantage of his humor in difficult conversations, Daniel shared some stories he has applied to real-life situations. He gets to build and establish relationships with agents that allows for smoother transaction and lighter conversations. He also shares the fulfillment that comes with helping first-time homebuyers overcome their fear and teaching them how homeownership builds them equity.
The conversation wraps up with Daniel sharing how the people who support what he does unconditionally have impacted his life. He also shared a piece of advice that stuck with him and influences his decisions and actions; be yourself because you’re not going to be on your deathbed and wish that you did less.
