Zaid describes Northeastern Wisconsin as a unique market that has seen an influx of people since the COVID-19 pandemic hit. With many clients moving from bigger cities, the area is known for its proximity to the Great Lakes, golf courses, and excellent school districts. As a result, there has been a housing shortage in the market.

With more than 30 years of real estate experience, the specific year that stands out for Zaid is 2008. This was a challenging time for him as he had many real estate holdings, and many people went bankrupt during that period. Despite the challenges, he persevered by focusing on doing the best that he could. He is grateful to have survived the crisis and believes that this experience has made him a better real estate professional. He also talked about the beginning of his career in 1991. He has bought more duplexes and rental properties since then and has also gained experience in rehabilitating buildings for rental purposes.

When it comes to real estate services, Zaid prides himself on being a one-stop shop, catering to both commercial and residential clients. He believes that building relationships is key to understanding his client’s needs and providing them with solutions through real estate. In dealing with commercial properties, Zaid takes a different approach. He helps his clients with their business real estate needs and often becomes a consultant to guide them through the process. He works closely with startup businesses to determine whether buying or leasing is the best choice for them. Zaid encourages his clients to consider buying instead of leasing because it allows them to build equity in the property and eventually sell it to purchase another property that is more feasible for them.

While Zaid deals with both commercial sales and leasing, he prefers buying and selling over leasing. He believes that leasing only puts money in the landlord’s pocket, and buying is a better investment in the long run. However, when leasing a property, Zaid focuses on finding the right property for his clients and ensures that the commission structure is reasonable for all parties involved.

Being a seasoned real estate professional with over 30 years of experience in both commercial and residential real estate. Zaid believes that there is longevity in all real estate and that knowledge and experience are important in knowing the ins and outs of a property. He stays up to date with property rehabilitation to be able to educate his clients. According to a survey, 75% of surveyors say there are too many agents in their local area, which can have negative effects on the market. Zaid agrees and believes that experience plays a huge role in the industry.

In recent years, there has been a decrease in demand for office space, and Zaid has seen people convert commercial spaces into apartments and condos. He also notes that more retail brick and mortars are closing due to competition from online retailers like Amazon. He acknowledges the convenience of online shopping but also points out the potential negative effects on local stores and workers.

The conversation wraps up with, Zaid being optimistic about the future of commercial real estate. He believes that social media and video production are becoming increasingly important, which is why he started “The Zaid and Grace Show” to share information that people need to know.
