The conversation starts with a word association icebreaker in which Kevin threw some real estate terms such as foreclosure, mortgage broker, fair market value, and more. Joe then talks about the area he serves, the Pittsburgh regional market which encompasses areas within a 20-mile radius. Despite popular belief, he shares how Pittsburgh is a smaller city.

As a successful mortgage broker, business owner, and realtor since 2000, Joe Yost’s experience in both mortgage brokerage and real estate sales has benefitted his clients. He can guide his clients on mortgage financing as well as serve as their agent. Even after 20+ years, the heavy reliance on mortgage financing has not changed much, which he appreciates.

Next, they talked about how Pittsburgh has earned its reputation as one of the most livable cities in the U.S. thanks to factors such as a low cost of living, cultural amenities, and abundant outdoor recreational opportunities. The city’s unique features, including historic Victorian-era homes and buildings, also add to its appeal for prospective buyers. Joe also added how the suburban schools in Pittsburgh that are highly rated, and the city boasts a diverse and rich culture and history contribute to that. With excellent universities, numerous medical hospitals, and a thriving tech industry, It is considered recession-proof and has never experienced a down market.

Since Pittsburgh is known for unique architecture and historical neighborhoods, Joe discusses how these affect home values and desirability for prospective buyers. Traditional buildings are still being built today, offering character and uniqueness that are highly sought after. Although homes are no longer built with the same level of sturdiness as in the past, there are many features and amenities to consider when looking into older properties.

Despite being a relatively small city, Joe shares that Pittsburgh is made up of 90 diverse neighborhoods, each with its own unique characteristics and charm. These neighborhoods, such as Lawrenceville, Shadyside, and Squirrel Hill, are re-emerging and offer a great sense of community. As a realtor, he represents corporate relocation employees who are coming to Pittsburgh from out of state or even out of the country. He recognizes that Pittsburgh’s people are one of its greatest assets, and he helps his clients adjust by getting to know them and showing them around the city, utilizing tour guides to showcase the neighborhoods that would best fit their needs.

The conversation wraps up with the two discussing the strong Pittsburgh rental market, with approximately 54% of residents renting their homes rather than owning. Joe noted that this can be attributed to the large number of students in the city, as well as the significant number of medical field graduates who seek fellowships in the area.
