In the meantime, here’s the summary of what they talked about…
The episode starts off with Brad asking Thom about how early he got started in real estate. Thom begins talking about how he’s always been interested in sales as a kid through fundraisers and other activities. While he enjoyed sales, he always thought he’d be a police officer, a veterinarian, or maybe even a professional hockey player.
Real estate never crossed his mind as a kid.
After mentioning hockey, Brad brings up that he saw that Thom went sledding over the weekend and asked if he had any falls. Thom laughs, replying that yes, he did fall many times and admitted that he does it on purpose sometimes since it makes his kids laugh.
After sharing a laugh between the three, Brad asks Thom when he got started in real estate. Thom begins explaining that he did a lot of remodeling work on houses as a teenager and it piqued his interest a bit. Ultimately, he sidelined that thought and ended up selling cars (BMWs specifically) as a career.
One day, a real estate agent came in looking for a BMW and mentioned that Thom would be a great fit and recruited him. Since then, his passion for real estate only grew!
Brad and Taylor then ask Thom to describe his experience with his first listing. Thom explains that he worked under a mentor to learn a lot of the ropes. He says he actually overpriced the listing by around $20,000 but still sold it, it just ended up being the most expensive home in the neighborhood.
He mentions that he struggled a bit with paperwork and the technicalities of selling real estate, however, he relied on his knowledge in marketing to excel.
From there, Brad asks what changes have happened in Thom’s career from the start to where he is now. Tom answers that he spent a lot of time on the phone trying to get ahold of people with expired listings. He notes that he sold 5 listings back to back, and this gave him the confidence he needed to continue as a realtor.
Brad and Taylor ask what Thom’s been up to lately, and he tells them about how he wants to get out of his own way in order to grow. He explains that he gets really excited about using social media, making videos, etc., and sometimes forgets about the details necessary behind the scenes.
He also mentions that he has a lot of ideas he wants to execute, but wants to make sure he focuses on marketing efforts that will continue to support his business.

Taylor asks Thom about his favorite marketing tool, and Thom begins talking about his multi-channel approach. He states that he believes in the value of reaching out in a variety of ways, like texting, calling, emailing, reaching out on social media, etc.
He also says that he believes it’s important to stay consistent with the same potential clients, rather than jumping to a new client constantly.
Next, Brad asks if Thom has noticed any impact on the business as a result of the pandemic. Thom explains that more people are taking a step back and looking at their current living situation since so many people have been required to stay home. He says people realize they want more space for an office, or they want to live in a more secluded and quiet area since they’re using the home for more than just a place to sleep.
He also talks about a friend of his who almost passed away as a result of COVID complications, so he decided to sell his house and move to California since that had always been his dream.
Brad asks about advice Thom would give to new realtors, to which Thom answers that his biggest pieces of advice are to build a database and get organized. The three then begin talking about Thom’s experience at Brookstone Realtors, and he mentions that he was the first agent hired and that he was technically part of the company before it had the name.
Brad, Taylor, and Thom begin talking about the best technology for their business, and Thom mentions Streamyard and E-Cam as resources he enjoys.
Taylor asks Thom about any advice he may have for a client who may be trying to buy a house in the current climate, and Thom says he would recommend finding a great realtor who knows of the necessary resources and can help them achieve their goal.

Lastly, Brad asks the signature question: is a hot dog a sandwich?
Thom’s eyes light up as he answers, “yes, if it’s on a bun!” Seeming as though this is a topic that has been on his mind for some time, Thom opens up the floor, explaining the different forms that hot dogs come in and which qualify as sandwiches.
