Here’s what you missed from Megan Sullivan…

The conversation began with a word association icebreaker on listings, property management, and more. Megan then introduces herself as a mom, wife, and fur mom. She recently got married in August and has an exciting new addition coming her way—a new baby.

Megan also is a border agent licensed in Wisconsin and Upper Peninsula Michigan region, she notes that the area has been experiencing significant growth and diversification, with even the lockdown having little impact. The growth has brought in numerous jobs and contractors, and as a result, prices are soaring, with the market expected to continue growing. Megan also discusses the challenges she faces due to having licenses in two different states, including having to be well-educated about the laws and regulations governing both areas. She also notes that people’s preferences can be influenced by the laws, leading them to choose one side of the state over the other.

When discussing her business, Megan notes that like many agents, her business thrives on referrals. She shares that she got her start as an assistant to an agent and started to build her client base through word of mouth. She believes in professional marketing and photography as it is an investment her clients are making, and it also helps the sales process. Despite being in an area that doesn’t place much value on these aspects of the job, Megan has made it a priority to provide top-notch service to her clients.

Real estate transactions can be incredibly emotional and stressful for clients, and Megan acknowledges this. She discusses the importance of understanding each client’s needs and preferences and adapting to them accordingly. Some clients need hand-holding throughout the process, while others prefer a more hands-off approach. Megan understands that managing the emotional aspects of the job is essential and strives to be a supportive and empathetic presence throughout the buying or selling process. She wears many hats but loves this part of her job and finds it rewarding to help her clients achieve their goals.

As a leader of a team, Megan discusses the strategies she finds most effective in building and maintaining a strong team of agents. She believes in being a role model for her team, answering their questions, and allowing them to be their own individuals. Megan notes that teams can be challenging, and paying people a split may not keep them around for long. Therefore, she emphasizes the importance of sharing knowledge and wealth with her team, allowing them to make their own money and not being greedy. In her view, a good brokerage becomes great through excellent leadership, a positive culture, and wealth-sharing. Megan firmly believes that greed has no place in a great team.

When discussing what makes a realtor an “active” agent, Megan emphasizes the importance of being involved in the community and actively helping consumers. Active agents stay informed about buying and selling conditions, continually learn about what’s happening in the market, and anticipate potential developments that may impact their clients. Essentially, being an active agent means being engaged and informed, and putting in the effort to best serve clients.

Following that, Megan shares how she balances her responsibilities as a real estate agent and business owner. While she loves selling and sharing her knowledge, she also enjoys celebrating her team’s success. However, finding a balance can be challenging, and Megan strives to improve every day. In terms of maintaining a healthy work-life balance, she relies heavily on her Google calendar to help her stay organized.

The conversation wraps up with Megan highlighting the importance of embracing technology and using it to benefit one’s business. She acknowledges that technology is not going away and encourages other real estate agents to learn to incorporate it into their work. In her view, failing to adapt to new technologies could lead to becoming obsolete. Therefore, she urges real estate agents to stay up-to-date with the latest tools and platforms available to them.
