Brevard and Indian River Counties offer an array of stunning beaches, making it an attractive option for those seeking affordable living compared to the pricier west coast and Miami areas.

When it comes to managing clients, Tina has a well-defined approach. On average, she prefers to handle a manageable workload of 4 to 5 clients. This number allows her to provide the attention and care each client deserves. She emphasizes the importance of having a transaction coordinator for agents, as exceeding this limit without one can make it challenging to handle the necessary paperwork within a month’s time. Transaction coordinators play a vital role in overseeing the paperwork from contract to closing, enabling Tina to focus on her expertise in sales and leads.

In recognizing when the client load becomes overwhelming is crucial, Tina has a plan to remedy the situation. As she runs a team, she can reassign clients beyond her capacity to one of her team members. However, she exercises caution and selectivity when transitioning clients, ensuring a suitable match in terms of personality and preferences. In cases involving past clients, Tina takes personal responsibility to ensure their needs are handled directly by her.

When it comes to the areas Tina prefers to work in, she emphasizes the importance of staying within a smaller, more concentrated area. Her reasoning is straightforward: familiarity and knowledge. Tina believes in sticking to the areas she knows well. If a client expresses interest in a location that is three hours away, she advises referring them to an agent who is skilled and experienced in that specific area. This ensures that clients receive the best possible service from an expert who is intimately familiar with the local market.

The two then talked about whether the market is a buyers market, sellers market, or neutral market depending on several factors. Tina highlights the significance of the absorption rate as a key indicator. Currently, being only two months into the market, she explains that it is still predominantly a sellers market. However, there are signs of a shift, with homes being priced more realistically and buyers no longer consistently paying over asking price without thorough inspections. While the market is gradually transitioning, it is not yet a buyers market but rather moving towards a more balanced, neutral market. Tina also mentions the continuous influx of people moving in and out of Florida, particularly over the past three years, which adds to the dynamics of the local real estate landscape.

Kevin then brought up a quote Tina once said, “It’s all about having your own business and what you put into it…”Tina emphasizes that real estate embodies the purest form of entrepreneurship. In this field, there are no limitations or ceilings on success. She asserts that individuals will reap what they sow, and the level of effort, hustle, and dedication they invest directly correlates with their achievements. Real estate offers limitless opportunities for growth, provided one possesses the drive, determination, and willingness to answer calls and treat people with respect. Tina firmly believes that success in real estate is a reflection of an individual’s personal hustle and drive. While she highly recommends it for those who are willing to put in the work, she cautions that it may not be suitable for individuals lacking the necessary work ethic. Additionally, Tina acknowledges the challenges of managing a team with diverse personalities in this industry and emphasizes the importance of continuous training to foster growth.

The conversation wraps up with Kevin asking Tina her sources of motivation and inspiration, Tina shares the impact of a book called “Never Split the Difference.” This book focused on negotiation techniques, has had a profound effect on her approach. Tina highlights a key lesson from the book: the first person to speak during negotiations often ends up at a disadvantage. She also stresses the significance of the ability to walk away from a deal and trust that opportunities will come to fruition.
