Miguel boasts a career spanning six years as a licensed real estate professional, and he often reminisces about how swiftly time has passed. He firmly subscribes to the notion that the real estate industry rewards those who invest their time and effort. In his early days, he would dedicate 60 to 80 hours a week to his work, a grueling commitment that ultimately led him to become one of the top producers in his region. In fact, Miguel achieved a remarkable feat by selling $4.6 million worth of real estate during his very first year in the field.
Within his current market, Miguel has observed a critical shortage of homes available for sale, a nationwide issue that draws parallels to past shortages of essential items like toilet paper. The demand from eager buyers consistently outpaces the available inventory. Miguel often advises his clients that now is an opportune moment to sell, given the extensive lineup of potential buyers eager to make a purchase. This queue of buyers resembles an amusement park line, and yet there simply aren’t enough homes to meet the demand.
To put this into perspective, there are only 164 homes available in the entire Kenosha County. Miguel’s ability to show around 15 homes a day doesn’t alleviate the rapid turnover of these properties. Notwithstanding the inventory challenges, the area possesses several attractions. Kenosha’s downtown district is thriving, with new restaurants and interesting landmarks continually emerging. Notable places include the lighthouse, civil museum, Dino museum, and more. Situated approximately 40 minutes from both Milwaukee and Chicago, the city serves as a central location. Additionally, Miguel’s locale offers the allure of Lake Geneva, a nearby destination where people can rent boats, kayaks, and more. It’s a feature that Miguel has grown to appreciate since he moved to Kenosha.
Miguel’s journey from Mexico to the United States, coupled with his diverse work experiences, is nothing short of inspiring. To understand how his career in real estate took shape, let’s delve into some key moments in his life. Starting from a young age, Miguel had a taste of sales when he sold newspapers door to door. This early experience honed his ability to connect with people and make sales pitches. Then, during a summer break, he worked at Great America, where he delved even further into the world of sales. His three-month stint at Great America taught him invaluable skills in engaging people and selling games and attractions.
Miguel’s ability to connect with people, smile, and create a favorable first impression made him the top sales agent in his department. This early exposure to the importance of interacting with people and the art of selling laid the foundation for his eventual career in real estate. In real estate, he carries forward the principle of treating others as he would like to be treated, offering his clients the kind of information he himself would appreciate when buying a home.
Miguel also shared a memorable lesson learned from a transaction that didn’t go through after being under contract. In this situation, a home inspection revealed significant issues in the basement, and despite his buyers’ absence, Miguel failed to draft the necessary notice to the offer. This oversight resulted in the deal falling through, costing him $1,000. The experience taught him the critical importance of observing dates and deadlines, prompting him to always pay close attention to these details and take action well in advance of the cutoff.
Furthermore, Miguel recounted an experience where he successfully turned a skeptical or hesitant buyer into a satisfied client. He shared a case where a limited service listing complicated the transaction, with a seller initially reluctant to cooperate. The situation escalated as the closing date approached, and the seller attempted to keep the buyers’ earnest money. Miguel’s dedication and calm approach saved the day. He remained steadfast in supporting his clients, even when they faced unforeseen challenges on the day of closing. Ultimately, his commitment and reassurance helped the buyers navigate their panic and concerns, leading to a successful closing. This experience exemplified Miguel’s ability to gain his clients’ trust, meet their needs, and transform skepticism into satisfaction.
Miguel has encountered his fair share of intense disagreements in the real estate world. One such situation revolved around a home inspection, where his trusted inspector, known for his thoroughness, discovered a concerning issue with the roof. The peak of the room appeared frozen, indicating improper insulation or a botched roof installation. Miguel suggested a fair solution, proposing that both parties could either provide a credit for the roof repair or follow the contract to determine the cost, with the buyers and sellers splitting the expense.
However, the opposing agent did not take this suggestion well. She responded with hostility, resorting to cursing Miguel. In response, Miguel decided to assert boundaries and maintain professionalism. He hung up on the agent and called her back, setting the tone for a more respectful and productive conversation. Eventually, it became clear that they wouldn’t see eye to eye on the matter. At this point, Miguel discussed the situation with his buyers, and they decided to submit a mutual release for the contract. As a goodwill gesture, they offered $1,500 of their earnest money to the seller, advising them to invest it in a new roof, so future buyers wouldn’t encounter the same issue.
The conversation wraps up with Miguel sharing a movie that helped change or shape his perspective personally or professionally. He drew inspiration from the show “See” by Jason Momoa. This show depicted a civilization that had lost its ability to see, yet some individuals gradually regained their vision. With this newfound sight, they gained access to knowledge and skills that the blind members of their society lacked. Miguel took away a profound lesson from the show, highlighting how we have an abundance of information at our fingertips in the modern world. He emphasized the importance of taking the time to read and learn, contrasting it with the past, when acquiring knowledge required physical effort, such as visiting libraries.
