Taylor’s journey into real estate began at the insistence of her mother, who encouraged her to attend college. However, Taylor’s passion for real estate led her to drop out and obtain her real estate license. With a mother boasting over 30 years of experience in the field, Taylor was inspired to follow in her footsteps.

Initially, Taylor and her mother did not work together during the first three years of Taylor’s career. Taylor had to earn her position, even working for her mother’s company. Their professional partnership began only after they achieved equal production levels, and since then, they have been collaborating successfully.

Taylor and her mother co-founded Salty Marlin Realty in Panama City Beach, Florida. Their brokerage has grown to include over 15 agents, with ongoing efforts to recruit and expand the team further. She then emphasizes the importance of treating real estate as a full-time commitment. She highlights that consistency and prospecting are essential for achieving success in this field.

Next, Taylor believes that agents should be highly active on social media, host open houses, cold call, and consistently generate leads. Her brokerage has developed unique prospecting methods, referred to as their “secret sauce,” which they teach their agents, providing a robust platform for their success.

The brokerage has established a comprehensive system for client interactions, including assistant support, transaction coordination, and backend systems. This structure aims to keep agents focused on client satisfaction and maintaining strong relationships.

Taylor then recounts closing the largest deal of her career while battling a multiple sclerosis (MS) diagnosis. Despite experiencing a severe MS attack, which included temporary blindness in one eye, she persevered and successfully closed the deal, demonstrating the importance of resilience.

Taylor expresses deep admiration for her mother, describing her as the best agent and a significant influence on her career. She highlights her mother’s work ethic, diverse background in real estate, and determination to provide for their family, emphasizing the impact of learning from her mother’s experiences.

Following that, Taylor points out the critical mistake of not using a local lender, especially in vacation destinations. She explains that specific property types require particular lenders and that out-of-town lenders can lead to loan denials late in the process. Even for traditional residential homes, a local lender ensures a smoother process and closing. Taylor also advises against selling property without an agent, noting that agents provide financial sense and support that often justify their fees.

Taylor is drawn to the coastal beauty of the area, particularly the emerald green waters. Known as the world’s most beautiful beaches, this location is a popular relocation spot, which Taylor deeply appreciates. She aims to grow the brokerage to 100 agents by next year. Personally, she strives to sell properties while providing the best work environment for her agents.
