His fascination never waned, and after setting a New Year’s resolution, Maulin obtained his real estate license, declaring, “I think this is going to be the year that I get my real estate license.”

A move from Ohio to Atlanta marked a new chapter. The family relocated, seeking to escape the cold and gloomy Midwest weather. Atlanta’s sunny climate drew Maulin in, making it an ideal place to start his real estate journey.

Maulin’s appreciation for iconic architecture never left him. In New York, he admires the unique shape of the Flatiron Building and the sleek design of the IAC Building. In Chicago, he’s drawn to the Rookery Building, even remembering its appearance in the movie Home Alone.

Next, his approach to real estate is grounded in communication. “I’m a big communicator, over-communicator if anything,” he shares. Maulin ensures clients feel comfortable by conducting pre-listing and pre-buying meetings to set expectations. He focuses on listening to and understanding her clients’ needs, aiming to make the process as smooth as possible.

He then emphasizes the importance of providing factual information, especially when discussing market conditions like interest rates. “Buying a home is really exciting, and incredibly stressful,” Malen acknowledges, always guiding his clients through the process with clear paths and calm reassurance.

Atlanta’s culture resonates deeply with him. He describes it as a melting pot, drawing people from regions like Louisiana and Florida. The city’s hospitality is a hallmark, where “people hold elevators and open doors,” making the community feel warm and welcoming.

When discussing Atlanta’s living preferences, Maulin explores the distinctiveness of ITP (Inside the Perimeter) versus OTP (Outside the Perimeter). Each area has its unique appeal, though traffic remains a consideration for those outside the city. “It takes just as long to get inside the city from outside,” he notes.

For first-time buyers, Maulin advises starting with a pre-approval. “I always say just get pre-approved,” he emphasizes, ensuring buyers stay within their budget and are prepared for the process. For sellers, his advice is just as practical—”Get yourself a trusted real estate agent,” and make sure the home is in good condition, including major systems like HVAC and roofing.

Challenges arise, especially when dealing with high-value properties or market downturns. Maulin stresses the importance of keeping homes in top shape: “Make sure everything is always Tip Top.” He acknowledges that client expectations can sometimes lean toward perfection, making it crucial to manage them carefully.

His love for architecture extends to Atlanta’s diverse home styles. From historic homes to contemporary designs, specific neighborhoods reflect different aesthetics. Current trends, like the all-glass look and the black-and-white theme, particularly appeal to her. “I like the All Glass look,” she says, recognizing the shifting design preferences in the market.

Maulin’s insights into real estate go beyond transactions. He emphasizes patience, noting the cyclical nature of the business. “Those Million Dollar Deals will happen,” he reassures, encouraging others to stay hopeful even during quieter times. Collaboration with his team is key to navigating the highs and lows of the market.

His personal habits reflect his organized approach. “I’m crazy organized,” he admits, using folders and baskets to keep everything in order. Writing detailed notes is his form of therapy, helping him stay present with clients and limit distractions during interactions.

Dispelling real estate myths is another aspect of his work. He highlights the value of professional expertise, noting that some homeowners mistakenly believe they don’t need a real estate agent. “You get what you pay for,” he says, emphasizing the service and guidance agents provide, which can prevent costly mistakes in DIY sales.

In terms of market insights, Malen observes, “Rates are going down, which is great,” but notes the importance of understanding market conditions and valuations. As prices fluctuate, he reminds clients that “the market is determining the value,” helping them navigate these changes wisely.

Maulin’s personal experiences and goals continue to drive his success. Engaging with the community has been a priority, as he actively participates in local events and marketing efforts. Looking to the future, he aspires to gain even greater exposure and recognition within the real estate market, having already been featured in a local magazine as a standout agent.

In his downtime, Maulin’s preferences offer a glimpse into his personality. He favors chai tea over coffee, loves singing Taylor Swift at karaoke, and dreams of visiting Bora Bora with his wife, imagining a serene experience in a hut over the water.
