Having bought two homes with smooth transactions, she later encountered complications when purchasing a dance studio, sparking a deeper interest in real estate. “I started researching for my own sake, what’s going on, what did I sign,” she reflects, highlighting the initial spark that led her to pursue real estate professionally.
Transitioning from dance to real estate felt natural for Juanita. With a teaching career behind her, she applied her skills in guiding and supporting others, now in the realm of real estate. She explains, “It’s similar to a real estate transaction, keeping everything together for one awesome performance.” Juanita found that both fields required precision, coordination, and a knack for managing details. Now, she channels her energy into serving her clients, enjoying the pace and variety of working with different individuals.
From the beginning, Juanita embraced social media as her primary marketing tool, utilizing video content to engage potential clients. Her background in dance influenced her approach: “I took that idea from dance, how do you draw people?” She focused on what made her unique, attracting clients even from a distance. For example, she once sold a home to a military client entirely through FaceTime, reflecting her adaptability and commitment to client needs.
Understanding her clients’ needs became a focal point in Juanita’s practice. She constantly asked herself, “What do they want to see? What’s going to resonate with them?” By focusing on adding value, she was able to enhance her clients’ experience, often drawing on lessons from dance to improve her interactions and connect on a deeper level.
Real estate, as Juanita soon learned, demands adaptability. “You have to keep adjusting and changing and adapting as real estate changes,” she shares. When limitations arose during the pandemic, Juanita was ready, equipped with the tools to continue creating videos and showing homes virtually. Her adaptability enabled her to maintain a steady client flow, especially among military relocation clients, for whom social media was crucial.
For first-time buyers, Juanita advises careful selection of an agent, emphasizing the importance of compatibility and communication. “Interview the person to make sure they are driven for your needs as a buyer,” she suggests. In her view, personality compatibility can significantly impact the transaction process, making it crucial for clients to ask questions and ensure their agent aligns with their needs.
Similarly, when working with sellers, Juanita underscores the importance of presentation. “You are presenting a product… it’s showtime,” she emphasizes, stressing the need for cleanliness and readiness. Sellers should also interview agents, understanding their strategies for marketing and attracting buyers. Juanita’s approach focuses on maintaining properties at a “topnotch” level for potential buyers.
While reflecting on her experiences, Juanita recounts a challenging transaction involving a family relocating from Florida under a tight deadline. Complications with the lender led to a denial letter just before closing, leaving the family in a hotel with their belongings on a trailer. “We changed lenders… they were able to get us closed in days,” she recalls. This experience underscored the importance of thoroughness and preparation, teaching her to never skip steps and always verify that others are doing their part.
Relationships, as Juanita sees it, are vital in real estate. From lenders to home inspectors, she values strong connections that help resolve unexpected issues swiftly. After a storm, for instance, a quick call to a contractor allowed her to address a door issue, ensuring the closing proceeded smoothly.
For new agents, Juanita advises goal setting and alignment with brokerage values. “Determine what your goals in this business are,” she encourages. Building a systematic approach to each step of the process has helped her streamline operations, enabling her to handle multiple clients effectively.
Juanita’s approach to real estate is a blend of discipline, creativity, and adaptability. From her dance studio beginnings to her current success, she continues to set goals and refine her methods, finding joy in helping others find their homes. “Making sure that’s clear to my agents,” she says, “what their activities are and how they can execute them,” as she supports and mentors those new to the field, just as she once found guidance in her own journey.
