Here’s what you missed from Jennifer Tait…
The conversation starts with Jennifer giving a little bit of background about her education in Interior Design and Architecture. She discusses how she has always had a fascination with houses and buildings, and how this has benefited her career today. She also discusses some of the commercial buildings in Detroit that she worked on while in school.
Next, Jennifer talks about her motivation and transition into real estate. After giving birth to her twin, she realized she couldn’t go back to her 40-hour work week. She needed to have more flexibility to be able to spend more time with her family. She also grew up around people that are already in the real estate industry which made the transition easier.
Starting her own brokerage in 2021, Jennifer talked about how she met her partner in the business. They both liked the idea of an independent boutique brokerage where agents are close-knit like family. They also both wanted to educate and support agents as well as build lifelong relationships.
She then talked about the reality behind owning investment properties. Jennifer talks about some of her experiences having property damage to her long-term properties. What she advises homeowners to prevent this is to ensure that they do their homework. With long-term tenants, you can do background checks, credit checks, and document everything to know what to expect since you can only acquire a month and a half’s worth of deposit in Michigan.
When it comes to housing loans, Kevin asked Jennifer about some of the adjustments that have been made in order to get both parties to come to an agreement. She explains how she really tries to educate her clients about their payment options. She ensures to study the situation in order to give her clients the best offer, be it FHA, VA, or Cash. She then talked about how she assists her clients who have delayed their homebuying process due to childcare expenses. Jennifer discusses the various down payment assistance programs available that have helped many buyers. There are also concessions that can assist that all they’ll need can be as low as 1%. However, some sellers actually tend to steer away from buyers using down payment assistance.
The conversation wraps up with Kevin mentioning the number of buyers that are waiving inspection contingency continues to remain even if the competition is decreasing. Jennifer believes that it could be a scarcity mindset as a lot of sellers are afraid that their offer won’t get accepted. However, she does not believe in waiving inspection and even makes her client sign a waiver when they opt not to do it. When ask what she wants her legacy to be, Jennifer thinks that she’ll never retire. She does hope, though, that people will remember her for being truthful and doing the right thing for other people even if it doesn’t benefit her. As she believes that the more lives you can impact, the better.
