The conversation starts with Rich sharing what he believes created the biggest shift in the industry throughout his 30 years of career. He talks about how technology has changed the game, as there wasn’t even a fax machine when he started. He also talked about how he has adjusted to all these changes over the years.
how his education in homebuilding was an important part of his journey to where he is now. Since he understands how to build a house from the ground up, he can point out parts of a house that could use some work or could be better. People even reach out to him because they know that he has this knowledge and experience even though he is a realtor.
Rich then explained what title insurance is and why it is important. Simply put, it is a policy that covers the value of the home you are buying. Since he was both a real estate agent and a title insurance agent, he made it clear that they disclose this right away to avoid any problems.
Next, he talked about the article he was featured in Real Producers of Wayne County in April 2020. Rich shared his gratitude as it is humbling to receive. It also helped him get more clients and let the world know just how pleased he is to have an article about himself, his life, and his work. When asked what he thinks people look for most in a home, he said that they don’t want fixer-uppers that will cost them more money in the long run.
When it comes to negotiating, Rich talks about what he does when the buyer and seller can’t agree on anything at first. He talked about how he tries to talk to everyone involved and how he openly proposes a situation where everyone wins. Kevin then asked him what he thought had stayed the same in the industry since he started. Rich believes that real estate is and will always be about people.
The conversation ends with Rich talking about what he wishes he could change or control in the industry. He wished that agents would have to pay more to stay or get into the business so that there would be more high-quality agents and new agents who would take it more seriously.
