While his brokerage is located in Gladwin, which is central Michigan, Orlando has also ventured into other regions such as Traverse City and Grand Rapids.

He admires the company’s approach and aims to model his own business after their successful strategies. Nevertheless, his main focus remains on his beloved market of Oakland County, where he was born and raised. Orlando particularly holds a strong affinity for Pontiac, appreciating the opportunities and potential it offers, which ultimately led him to become a real estate agent in this vibrant market.
There’s more to a property than the physical home. The land surrounding it is an integral part of the property and must be taken into account. Researching and verifying the legal description of a property is a crucial step in ensuring the correctness and completeness of this information. Orlando explains that for many subdivisions, flat maps are readily available, making it relatively easy to identify property lines. However, there are situations where the property lines are unclear, necessitating a survey. The legal description of the property can typically be found in public records. Additionally, conducting title work is essential to uncover any easements that may exist on the property.
Determining the property lines is crucial to establish ownership and control, as well as to ensure that the property suits the intended purpose. In areas like Oakland County, where keeping horses is popular, it becomes vital to verify whether the property allows livestock and the specific limitations imposed. The extent of research required depends on the client’s needs and the unique circumstances. While subdivisions may present straightforward cases, properties involving livestock often require further investigation and reaching out to local townships for clarification.
In addition to his real estate endeavors, Orlando is also a business owner of a convenience store in Michigan. When asked about the parallels between running a convenience store and operating a real estate company, he highlights the fact that many real estate agents transition from regular jobs without realizing that they are essentially buying a business. Just like in the convenience store business, tracking expenses, understanding revenue, and eventually building a team are crucial aspects of running a real estate company.
The conversation wraps up with Kevin asking Orlando what project he would undertake if he had unlimited resources and time, Orlando reveals that achieving that level of freedom is his ultimate goal and what motivates him each day. If he had unlimited resources and time, he would love to become a full-time baseball coach or serve as a coach to his child—an aspiration he hopes to realize within the next five years.
