Brad: Awesome. Well, let’s get this show started. Tell us a little bit about you. What do you do?

Karma: I am a real estate agent and I have been doing that for a little bit over a year now. I made the transition. I was a nurse for 17 years and kind of just got into real estate because I was very curious about it. I didn’t quite understand it and wanted to learn a little bit more about it and that’s kind of what drove me into it.

Brad: Wow. That’s a big difference there, nursing and real estate. So did you go into it part-time or did you just jump in full-time for real estate?

Karma: I did part-time for a little bit. And then the goals that I wanted to achieve in real estate, I wasn’t going to be able to do that doing part-time. It came to a point when I just kind of had to jump off that cliff and went full-time with it. Feet first.

Taylor: When you started in real estate, did you start on a team or are you solo? How did that first year go for you?

Karma: I started on a team. I worked really close with some very fantastic agents in Midland, got to learn a lot of their secrets and tricks, and have since started to branch out a little bit more, learning from a lot of different agents and kind of trying to build my own thing.

Brad: That’s awesome. Good for you. That’s how it’s done. You do it right at the beginning. I think if I was going to get into real estate I’d do the same thing, join a team or something learn all this stuff, learn all the things, all the ropes, all the systems.

Karma: Got to kind of get in the swing of it. It’s a different, different kind of beast and a different way of learning and it was good to have good directions.

Taylor: Yeah, for sure. I know you came from nursing, so I’m sure your schedule was completely changed when you switched over full-time to real estate. How did you transition into that? Were you working twelves for nursing?

Karma: Yeah, I was doing like three or four twelves a week. But honestly, the job of real estate, the profession, the lifestyle of real estate is very different from punching a clock. I had no problems at all leaving that punching clock behind. So that was an easy transition, my day is what I make my day, what I want it to be. The effort I’ve put in is the effort I get back. It was an easy transition.

Taylor: That’s good. I know some people struggle with that time blocking when they first transitioned out of a corporate setting.

Karma: It makes it nice for me, cause I just have a dog that I have to walk around. I don’t have kids, I don’t have a significant other so I can be very flexible and free. It’s probably one of the things that help my business in the beginning.

Brad: That’s awesome. What kind of advice did you get at the beginning that kind of stuck with you along the way?

Karma: I think in sales and what I am learning is it’s very important to know yourself. It’s important to know your goals, your why, why you’re doing things. You really have to be self-driven and self-motivated. Any information that I got from that, I think to know your why was a big thing in that that really stuck with me because that helps you really stay on course and keeps your mindset aligned.

Taylor: Yeah. For sure. Over the last year, what’s the worst property or showing that you’ve been to? Do any of them stick out?

Karma: Yeah, I walked in on somebody. Well, a couple, I think they were sleeping. I don’t know, but it was like two o’clock in the afternoon. I did not expect that. It was a rental and they weren’t too keen on working with a selling agent to get a show. I opened up the door right on them.

Taylor: Did that one end up selling for you?
Karma: No, we did not.

Brad: That would have been interesting. We’re buying this house now.

Taylor: That’s funny. Oh my goodness. Yeah. That’s funny. I’m glad that it was you though. Not me. Cause I don’t know. I probably would have lost it. I’m not very professional when it comes to that. So I probably would’ve just been laughing.

Karma: Well, that may have been where my nursing background may have come in handy. I’ve seen a lot of naked people!

Brad: Oh, that’s funny. What kind of goals do you have for the rest of the year?

Karma: Oh, I just want to keep trying to improve and be consistent in my business. Really that’s it. I just want to do better than the next time I’m learning every day. I think your first, second, third year, a lot of learning and I just want to take that all in and really become a kick-ass agent.

Taylor: What’s your favorite way to market right now? Do you do a lot of social media?

Karma: That is pretty much kind of what I do try to branch off. I’m kind of old school. I’m on Facebook trying to branch into Instagram. Snapchat, I’m not there yet, but I’m just playing with the waters and seeing what works.

Taylor: Do you have a business book that you could recommend to anybody or your favorite one?

Karma: I really like the 7 Habits of Highly Effective People. I would not necessarily like a business book, but I think also another thing that has helped me in my business is The Miracle Morning. That kind of sets your tone. Sorry. Let me take him to a different room.

Karma: There he goes. So it kinda helps set your mornings and as to how your day is gonna go and get your routine. I think that was a big eye-opener for me.

Brad: Yeah. That’s awesome. I know I read that back in the beginning when I first started listening to books and stuff like that. So I would say just the concept and the idea of it and stuff. It’s pretty awesome. That’s awesome.

Taylor: With all the knowledge that you’ve learned over the last year. I know maybe that you would change one thing. If you could start over again that first month, is there anything that you would do differently?

Karma: Oh boy, I probably would have jumped in on it sooner. I hesitated for a while. I was so nervous and I probably would’ve jumped in sooner.
