Brad: We’re good. Doing good. Doing good. Well, let’s get the show started. Tell us a little bit about you. What do you do?

Trina: My name is Trina Lehner. I am a realtor in the Dodge County area and the surrounding. I work with EXIT Realty HGM. Most of their offices are Janesville, Beloit, and Madison, but I cover most beaver dams in Dodge county areas.

Brad: That’s awesome. How’d you get into real estate?

Trina: So for a few years, about five years ago, we were looking for houses and I just fell in love with it. I fell in love with the idea. I loved walking through the houses. I love seeing all the different setups and I was like, this is something I want to do, but I always kept it kind of quiet. I didn’t really say it out loud a whole lot. And then one day I did. And then, my sister actually, she’s in real estate too. She sent me a picture and everybody knew I wanted to do this. And she sent me a picture and she goes, I did something. It was her certificate of becoming a real estate agent. I was like, crushed. So I was like, oh my goodness. She stole my dream. Like, I know I can’t do this. And it took me forever to get a hold of her and tell her how I felt. And she was like, you know, Trina, you can do this too. And I’m like, you’re right. So then I just went online and I did all of it and I’m so happy that I did.

Taylor: Nice. How long have you been in real estate now?

Trina: I am only in my second year, but it has been an amazing year. A great year.

Taylor: How did your first transaction go?

Trina: That is funny. So we were doing a bunch of training and I’m trying to get things started and I get super nervous about doing things. But I just went for it, and I started making cold calls to people in my contacts list. There was one lady, she used to babysit my kids and I called her just to chit chat and like, see how she was doing. She was like, well, actually we are going to be out of our lease pretty soon. So we need to look for a house and I’m like, I just got my real estate license. So that’s how it went. She and her husband were my first clients and it was a crazy, amazing process. I’ll never forget it.

Taylor: Did that transaction go smooth or as smooth as you’d hoped it would?

Trina: Oh goodness. No, it did not go super smooth. They had such a general area. They’re like, we can go an hour in any direction of Madison. I’m like, okay, so this is what we’re doing. There’s a lot of days where I would just load up the kids and we would drive an hour and 20 minutes in one direction because of how fast do houses go? So I always wanted to be there for my clients as much as possible at the drop of a hat. So I was there whenever they needed me, which was great. And I felt that a lot after the transaction closed, it was pretty amazing. But yeah, it took a lot out of me at first. Cause I was giving so much because I just want to do the best I could possibly do for my first clients.

Taylor: Yeah, for sure. I know you mentioned your sister is in real estate also, right? Did you guys join the same team or are you guys kind of doing your own separate thing right now?

Trina: So EXIT Realty has different offices all over. So yes she is with an EXIT out of Medford. And so she was like, Hey, there’s an EXIT down by you too. How about I get you the contact information? And then we went for it.

Taylor: Awesome. Do you guys have a little family competition going?

Trina: No. No, we don’t. She does it mainly part-time and I’m doing this full-time but yeah, she’s definitely, she was there for me so much. My first year I was calling her constantly like, oh, Tricia, what do I do with this? I’m like, calm down, Like, you’ll get it. Everything will work out. And it just did. And it was amazing.

Taylor: Did you get any advice that stuck with you throughout the first couple of years?

Trina: Yes. A ton of advice. One of the main things was just, you know, do the things you need to do, even when you don’t want to do them. Even when you’re uncomfortable when you’re self-conscious when you’re just too freaked out to do them, but you know, you need to, so that was one of the biggest pushes. I’d sit there and be like, oh, I should really do this. I should really call this person or I should stop by. I know that they’re looking for a house and I get too scared and I’m like, you know what, just do it. And then it always ends up working out.

Taylor: Nice. Over the last couple of years. What is the worst property or showing that you’ve been to that you want out to the most?

Trina: Okay. I do have two, so one was actually a listing and it was a very rundown house and I got there about 20 minutes before my clients. I believe that there are raccoons upstairs and I’m like, oh my goodness, I can’t do this. My clients are on their way. I’ve never met them before. And so I had to call my brother-in-law. I’m like, you need to come over here right now. I believe that there may be raccoons upstairs. Like I can’t have them walk to his house with the raccoons. So he came up there and I think somehow whatever upstairs scurried away, but that was very interesting. And then the other one was actually with the same clients, which is crazy. So the property itself was okay, but in the remarks, before we got there, they mentioned there’s a dog.

That is not a friendly dog and he will be in the garage. So, you know, just be aware. And so we’re like, okay, so we got there and the garage was open. Like completely open, no guy. We’re like this crazy dog. We don’t know where it is. Is it hiding? Is it going to come out at us? Like what’s happening? So here I am by myself, you know, with my clients, they have their children with them and we’re not finding this dog. It didn’t run up to us. We’re out in the middle of nowhere. Where’s this dog? So we’re all getting out and we’re like creeping up to the stairs and there’s this huge, homemade wooden dog house with a little opening. And I’m like, oh my goodness. You know what, if this dog is sitting in there, it’s going to come out and it’s going to attack us. So they’re all like staying behind me. I’m like, I have to be their person. I have to do this. You know, so I walk up the stairs like, you know, Palm my foot on the first stare. I’m like, okay, the dog is still.

On my word, I got him to make the third stair. And I think it was a windy day. Cause they think something got knocked over and we all turned and ran back. So in the end there was no dog, there was off the property. But that was, those were two of the funniest ones that happened to me.

Taylor: That’s funny. And they’re both with the same client?

Trina: Yes. They did an assignment house with the crazy dog that was never there. So that was awesome.

Taylor: Oh, they did? Well, that worked out then. Did you guys end up making it up the stairs fully to see them?

Trina: Yeah, we made it into the house. I never even asked the listing agent what happened with that dog, but I’m just happy the dog wasn’t there.

Taylor: No kidding. Especially if they had their children, you never know what those situations are, so yes. What kind of goals do you have that you want to finish up this year and kind of go into the next year?

Trina: So I definitely hit my goals for this year. I was so happy with everything that happened. Next year, you know, I’m still in my second year, so I just want to do better than the year before, learn more, more for my clients, more closings obviously, but I just want to do more, give back more. And I also want to sponsor a couple of new agents. I think that that would be a new and exciting avenue. So that was something I really wanted to push for is to move some more great agents to EXIT and work with them in the Dodge county area.

Taylor: If you could start over today with all the knowledge that you’ve learned over the last couple of years, what’s one thing you would do differently?

Trina: So I know everybody says it, you know like everything happens for a reason. We all end up where we’re supposed to be at this certain time. I kind of wish that I wouldn’t have hesitated for so long knowing that I wanted to do this and being so interested in it. I think it would have been great to start it a little earlier. But again, with the kids at their age and my husband’s job, I just feel like this was the time when it kind of did happen when it needed to. So I don’t think I would change too much about that.

Taylor: Nice. Are there any business books that you’ve read that maybe you could recommend to someone starting out in real estate?

Trina: Yeah. It was actually one of our training coaches who recommended The Go-Giver and I don’t know. Have you read it? I don’t know.

Taylor: I’ve heard of it. I haven’t read it though.

Trina: Okay. So it’s, I mean, it’s not a hard read. It only takes about a few days to read through it, but it was more of just the life lessons in general real estate. Amazing. It works great for that. It’s just all about, you know, giving like giving back, giving back to your clients more, giving back to the community, and how much you get back in return for doing that. You know, and I don’t think any of us really well, I guess a lot of us may do, but you know, get into a job that you absolutely love and that you’re passionate about. You don’t really get into it. Thinking every single transaction is about money. It’s about helping them. And on closing day, seeing the smiles on their faces and how appreciative they are of you and how much I appreciate all the clients that I’ve worked with. And it’s just, it’s a great way to look at life, but also to look at real estate.
