EPISODE 4: MEGAN HORNSBY
We sat down with Megan Hornsby, a realtor at Key Realty Toledo.

The conversation starts off with Brad asking Megan how she got started in real estate.
Megan explains that sales have always been in her blood, as her dad sold cars growing up. As a teen, she joined her dad in selling cars, learning the ropes of entrepreneurship, and developing a sales mentality. She also mentions that she was interested in real estate as a teen since she would see listings of luxurious properties.
Having never seen properties of this caliber, Megan’s interest was piqued and she carried this interest into adulthood.
Brad follows up the first question by asking Megan what she wanted to be when she was younger. She says that as the oldest of three girls, college was pushed by her parents. She decided to go to the University of Toledo to study business and ended up earning her degree in communications.
She admits that she held her passion for real estate and sales through college, and actually wanted to drop out to pursue a career in sales, however, her parents encouraged her to finish school. When she finished, she knew she wanted to either sell houses or cars and ended up choosing real estate.
Next, Taylor asks Megan if she’s glad that she finished school, to which Megan offers a mixed response. She mentions that it was a good experience to go to college, but ironically the 9-5 job she landed wasn’t enough to help her pay off student loans. She explained that real estate sales are what helped her pay off the loans and that she wasn’t a fan of working a 9-5 job under an employer.
Megan also talks a bit about getting her first taste of commission at the age of 17 when she was working in the car industry, saying it’s a huge part of why she was so interested in sales.
Taylor follows up that question by asking how Megan balances being a successful realtor and having two children. Megan explains that it’s been tough, especially this year with school being virtual. She says that she has had to change a lot of her plans related to work, which led to her focusing more on flipping than selling for buyers since she had more flexibility.

Taylor asks how long Megan has been flipping houses for and Megan mentions that she has been flipping since 2013. She says she usually only does one or two per year but has been getting more into it as she loves the design aspect of it and being able to improve housing in Toledo.
Brad asks about Megan’s first deal as a real estate agent, and Megan begins talking about purchasing a $30,000 house to use as a rental property. She explains that she decided to get her license so she could begin investing in more rental properties and help friends and family sell as well.
Brad follows up by asking about Megan’s team at Key Realty Toledo and she goes into depth about working with mentors before going out on her own and starting to work with agents herself. She also mentions that she wants to get licensed in Florida in order to flip and design houses there.
Megan, Taylor, and Brad begin talking about their favorite places in Florida and buying real estate there.
Brad asks Megan what she enjoys most about real estate, and Megan talks about having the ability to surprise a seller and let them know about the offer they’ve been waiting for. She says that sellers have such high expectations so it’s nice when you get to make the call giving a seller good news.

Next, Brad, Taylor, and Megan begin talking about marketing. Megan says that her favorite way to market is with social media. She explains that she prefers building relationships over cold-calling because she feels it’s much more effective.
Taylor asks Megan if she has any advice for new agents. Megan says that she would recommend working with a mentor and other agents before going out on your own. She believes this support is essential for learning the ropes of real estate.
Taylor follows up by asking about advice Megan would give to a client looking to buy right now, and Megan says they should get pre-approved before looking and that they should be serious about buying a house before scheduling any showings.
After spending some time talking about the inventory and Megan’s latest flips, Taylor asks Megan the signature question: Is a hot dog a sandwich?
Megan laughs before answering that she doesn’t think so because a burger isn’t considered a sandwich.
