Here’s what you missed from Nicole Williams…
Nicole’s journey into real estate began during the height of the COVID-19 pandemic. With an associate’s degree in business, she initially lacked the support to continue her formal education but found inspiration in binge-watching real estate shows. This fascination quickly evolved into a passion, drawn by the flexibility and personal touch that real estate allows agents to bring to their businesses.
Eager to learn, Nicole reached out to a seasoned real estate agent she admired, whose empowering article had deeply resonated with her. They met for coffee, where a strong connection was formed, leading to Nicole joining the agent’s team even before securing her own license. Shadowing her mentor through home tours, Nicole found this experience invaluable, later describing it as “the best decision I’ve ever made.”
Nicole’s journey took her from New Jersey to Savannah, Georgia, where adapting to a new market posed its own challenges. However, she successfully applied her skills and knowledge to establish her business and build local connections. To foster community among like-minded women, Nicole founded a networking group called Savannah Girlies, focused on supporting women in their twenties and thirties. Recently, she partnered with a group for young professionals, expanding her network and community reach.
Starting out in Savannah, Nicole initially felt like an outsider. However, she transformed this into what she calls her “superpower,” developing a hustle mentality that sets her apart. She prioritizes understanding her clients’ goals and needs, going above and beyond by reaching out to other agents and delivering prompt, attentive service. Known for her quick responses and personalized approach, she has earned a reputation for reliability and dedication.
Nicole’s expertise shone when she helped a client sell a property that had stagnated with another agent. Once the listing was up for grabs, she quickly assessed and adjusted the marketing approach, closing the sale in less than 30 days after it had lingered on the market for 90 days. Believing in the power of first impressions, she advocates for professional photos rather than casual snapshots, showcasing each property authentically across social media platforms like TikTok, Instagram, and Facebook.
For first-time buyers, Nicole emphasizes the importance of a strong start, recommending that they connect early on with trusted realtors and mortgage lenders to establish a solid financing plan. Her advice to newcomers is simple yet impactful: “You don’t know what you don’t know.” For sellers, especially those unfamiliar with the process, she stresses the importance of early engagement with a realtor and understanding the ideal timing for listing, particularly in the spring market when buyer activity peaks.
Nicole leverages social media as an essential tool for branding and connecting with potential clients. She believes in showcasing properties authentically and sharing her personal experiences, which resonate with her audience and foster trust. Her genuine, relatable approach on social media not only strengthens her brand but also creates positive, memorable connections with her followers.
Despite the variable demands of real estate, Nicole makes time for daily movement and meditation to maintain balance. Staying organized is critical, especially with email management, where missing details can have significant consequences. By using systems like Google Forms for client management and goal setting, she ensures that her business operations remain efficient and effective.
Reflecting on her early days in New Jersey, Nicole recalls reaching out to other agents for guidance when she felt frustrated and confused. From these experiences, she learned the importance of building relationships in real estate, saying, “Always be kind, like, that’s my biggest motto.” She knows firsthand that today’s industry connections can turn into future collaborations.
Nicole is passionate about dispelling common real estate myths, such as the idea that buyers get better deals through the seller’s agent. She clarifies that a listing agent’s fiduciary responsibility lies with the seller and emphasizes the need to interview multiple agents to find the right fit, as every agent runs their business differently. In today’s market, she notes the unique challenges posed by election years, with many buyers feeling hesitant due to uncertainty.
Looking ahead, Nicole aims to build a supportive team and potentially hire an assistant, with a goal of doubling her sales from her first year. Determined to continue growing both personally and professionally, she envisions expanding her network and providing even higher levels of service to her clients, paving the way for a successful and fulfilling career in real estate.
