They possess experience and knowledge to identify potential issues, but they are not considered experts, particularly in structural engineering.

Lauren recalls an incident where her clients considered backing out of a deal due to the inspector’s claim of foundation issues. To address their concerns, she arranged for a structural engineer to examine the property at her own expense. Ultimately, it was confirmed that there were no actual issues, and the clients missed out on a potentially great deal. This example highlights the importance of recognizing that inspectors have their role in assessing what works and what doesn’t in a home, but they are not experts in every aspect.

When asked about a specific instance where her relationship with a lender proved advantageous for a client, Lauren emphasizes that it’s not merely about knowing the lender but also about being able to effectively collaborate with them and understanding each other’s work processes. Through their close working relationship, they develop a mutual understanding of what they can ask of each other and how to work together efficiently. This synergy enables Lauren to provide better service to her clients and streamline the transaction process.

By fostering strong relationships with lenders, Lauren also gains valuable insights into their lending practices, allowing her to better guide her clients through the financing aspects of their real estate journey.
