Nayeem is a real estate professional based in the Metro Detroit area, and has a multifaceted background that extends beyond the realm of real estate. Having grown up in the region and developed a deep connection to it, he not only brings a wealth of local knowledge but also a unique perspective shaped by his interests in cars, fashion, nature, and travel.

Nayeem’s journey into real estate was unconventional. His parents, although not real estate professionals, seized an opportunity to invest in the market during the recession. Nayeem actively participated in their real estate activities from 2007 to 2014, laying the groundwork for his future career. Despite not initially planning to pursue real estate, a gift from his wife in 2014 – a real estate course – led him to obtain his license. His decision to enter the industry was solidified when an unexpected Facebook post garnered significant interest, resulting in seven or eight clients within a month.

In the early days of his career, Nayeem recognized the potential of social media as a marketing tool. In 2014-2015, he started actively marketing on platforms, marking a shift in the industry. This initial exposure on social media paved the way for a transition from lead generation to a word-of-mouth and referral-based business model.

Nayeem’s service area spans a wide geographic range from Ann Arbor to Clinton Township and Rochester to Detroit and Dearborn. Currently, the Detroit market is characterized by high demand and low inventory, providing sellers with leverage and multiple options. Buyers, on the other hand, face a competitive market with scenarios involving multiple offers, cash requirements, and repair needs.

Nayeem’s interest in design and architecture has led to extensive experience with luxury properties. His ability to blend his passion for design with real estate is exemplified in projects where he has assisted clients in transforming properties into luxurious havens that reflect their unique styles.

Delving into the realms of builders and designers, Nayeem highlights the overlapping qualifications and career paths shared by builders, real estate agents, and architects. His interest in modern and contemporary design, along with materials used in renovations and historic building restorations, showcases a commitment to understanding the intricate aspects of luxury in design.

A notable project involved assisting an elderly client in downsizing to a HUD home in Auburn Hills, Michigan. Nayeem’s guidance extended beyond property selection, encompassing referrals to various suppliers and tradespeople. This project underscored his commitment to providing value and expertise to clients, surpassing the conventional scope of compensation.

Nayeem’s perspective on luxury emphasizes its subjective nature, grounded in craftsmanship, quality, and perception of value. He advises clients to prioritize value over superficial aspects when making property purchases.

Addressing retirement planning, Nayeem tailors his approach based on individual client circumstances, considering factors such as downsizing or accommodating family members. He shared an example of a client purchasing a property in Traverse City, Michigan, with flexible long-term use possibilities, including retirement.

Highlighting the value of flexibility in property investment, Nayeem stresses the importance of considering long-term feasibility. He encourages buyers to factor in potential changes in needs, lifestyle, and long-term plans when making property investment decisions.

Following that, Nayeem discusses the concept of house hacking, particularly popular among young people. Using a case study of a young doctor entering residency, he illustrates how advising clients to consider properties for rental post-residency, such as duplexes or quadplexes, can lead to better financial returns. He shares a success story of a young doctor purchasing a duplex in Troy, Michigan, living in one unit, and renting out the other.

Nayeem concludes sharing his personal and professional life is rooted in his religious beliefs (Islam). Islam provides a sense of grounding and humility, shaping his principles and values both personally and professionally.
