The conversation began with a word association icebreaker on short sales, capital gains, and more. Courtney then introduces herself as someone who is more than just a real estate agent. As a mom of three, she spends a lot of time with her kids enjoying outdoor activities. In addition to her family life, she has a passion for real estate, and she also enjoys working on home improvement projects.
Currently, Courtney’s market is focused on the Metro Detroit area, where she resides in Farmington Hills. This location is her primary target for selling properties and is considered her bread and butter. Despite the market being quite busy, with many properties selling quickly, some homes still sit on the market for a while.
Next, Courtney shares a story about an estate sale in the beginning stages of foreclosure that she was able to successfully navigate through and sell, despite facing significant obstacles. During the process, she found that the family representing the estate lacked knowledge about the property, which added to the complexity of the sale. Despite this, Courtney worked closely with her clients, providing support and guidance throughout the entire process to ensure a positive outcome. She also shared the process of preparing the property for sale and how to make the experience positive for her clients.
When it comes to selecting a real estate agent, she mentioned that it’s crucial to have someone who is not only knowledgeable but also active in the market. Courtney explains that being active in the industry means consistently working with people and staying up-to-date with the ins and outs of the market. She stresses the importance of knowing other agents in the industry to collaborate with, and notes that just because an agent is new to the market does not mean they cannot be active in the areas they serve. For Courtney, being an active agent means always being engaged with the market and clients, and consistently working to improve her skills and knowledge.
To ensure that her clients net more profits when selling their property, Courtney shares that she provides a professional pre-listing cleaning and photography service for all of her listings. This service is an expense that she covers herself, and it’s a service that she initially did not provide. However, as she got to know her clients better, she realized the stress they were under during the sale process. She decided to take the burden of pre-listing cleaning and photography off of her clients, allowing them to focus on packing up and reducing their stress levels.
Kevin then asked why it is important to monitor your outside vent pipes for discoloration. Courtney explains that discoloration indicates that your furnace is overheating or not venting properly, which can lead to carbon monoxide poisoning. It’s important to check your radon mitigation system as well to ensure that the fan is working properly. In defining net sheets, Courtney explains that a net sheet includes the purchase price of the property and all the costs associated with the sale of the property, such as fees and contingencies.
Following that, Courtney shares how she handles multiple offers by creating a spreadsheet and then picking the top two offers. She creates a net sheet for each and evaluates them with the seller, taking into consideration any contingencies that may be added. Her goal is to ensure that her client receives the maximum value for their property.
The conversation wraps up with Courtney sharing that despite not being the best with technology, she has been experimenting with AI and has found ways to incorporate it into her real estate work. For instance, she has been using ChatGPT as a tool for creating newsletters and hashtags. She sees the potential for AI to improve efficiency and effectiveness in various aspects of her work and is open to exploring more opportunities in the future.
