Here’s what you missed from Tania Paul…

The conversation began with Tania introducing herself as a vivacious and high-energy individual who extends her passion for socializing and helping people beyond the realm of real estate. As a proud mother of two boys and the wife of an accomplished scientist, Tania’s life is enriched by her supportive family. Outside the bustling world of property transactions, she maintains a deep-rooted passion for theatrical acting, a hobby she has cherished since her childhood. Despite her demanding schedule, Tania remains committed to nurturing her artistic pursuits. Her cultural appreciation is evident in her active participation in various cultural events, embodying her respect for diversity.

In the real estate domain, Tania has recently embarked on a new venture, establishing her firm, which has been operating for a year. While her firm comprises several agents with diverse focuses, Tania’s expertise lies in residential properties, specializing in buying, selling, and investment. Her notable achievements include being recognized as one of the top 25 agents for sales volume in North Carolina by eXp Realty in 2022, along with receiving the prestigious eXp Icon Award on a nationwide scale. Despite these accolades, Tania values customer feedback and recommendations as her most cherished awards.

Tania’s reach extends across multiple counties, including Wayne, Orange, Franklin, and Durham, with an expansion into Greensboro and Burlington. Covering an approximate radius of an hour and a half from her office, Tania emphasizes the appeal of their region, boasting excellent schools, a thriving family life, and a diverse population that comes together to celebrate various cultural events. The four distinct seasons offer a mild winter and long summers, fostering a lifestyle designed for outdoor living with features like patios and sunrooms.

Navigating through various counties, Tania notes the significant variations in average sales prices, even within driving distance of each other. This knowledge allows her to tailor her services to clients’ budgets, proposing alternative options. The average days on market also fluctuate, reflecting the diverse appreciation rates among cities. Tania’s expertise in understanding different county comparables enhances her ability to provide valuable insights to her clients based on their unique needs.

Celebrating her recent milestone of receiving the 100th 5-Star Review on Facebook, Tania reflects on the significance of each customer’s feedback. For her, every review is a source of motivation and fuel for her work, reinforcing her commitment to delivering 100% effort each time. Tania finds immense reward in knowing that she contributes to making her clients’ dreams successful, considering that the ultimate award for her is their satisfaction.

Transitioning from being a part of a well-known brokerage firm to establishing her own, Tania acknowledges the unexpected journey she embarked on. Initially uncertain about venturing out on her own, Tania reveals that it was her clients who consistently suggested she open her firm. Despite her apprehensions, the logistical challenges were overcome with the unexpected support of various clients who played instrumental roles in the establishment of her firm. Grateful and blessed for these relationships, Tania attributes her success to transparency and a commitment to delivering high-quality service.

In another impressive feat, Tania shares that she recently had 10 properties under contract in just one week. Acknowledging the challenging nature of that period, she emphasizes her adrenaline-fueled determination, admitting that she barely slept. While some of the properties, particularly the resells, have already closed due to shorter closing periods, the new construction ones are in various stages, with some closed and others pending. Tania credits her remarkable admin team for efficiently managing the process. Her strategy involves intensive training for buyers, preparing them thoroughly and leveraging her connections to provide valuable insights. Tania’s proactive approach includes educating clients about potential developments, ensuring they are well-prepared for any events, and ultimately closing deals on time.

Discussing her social media strategy, Tania highlights that her posts not only include listings but also feature houses available for rent. She clarifies that the rental properties she advertises are owned by her investors, emphasizing her dual role in not just helping investors make purchases but also proving the investment’s value by securing tenants. Tania also provides property management services if required, turning her involvement into a comprehensive real estate solution. Furthermore, she sees the promotion of rental properties as a means of educating potential investors about the market’s rental landscape, underscoring that her focus extends beyond mere rentals to promoting sound investments.

Reflecting on her experience assisting international clients in purchasing a home in the United States, Tania recounts the hurdles faced, particularly in 2021 with a refugee client. Despite legal safeguards against discrimination, Tania observed instances where the client’s ethnicity led to rejected offers. The frustration notwithstanding, she expresses gratitude for eventually securing a home for her client. Tania also shares instances where discrimination affected single mothers and clashes of beliefs between buyers and sellers, emphasizing the disappointing aspects of such experiences.

The conversation wraps up with Tania sharing what approach she would take to owning a home in today’s market. She offers practical advice grounded in the present. Using a saying about the present being a gift, she advises against waiting for the perfect conditions, citing the uncertainty of future interest rates and market fluctuations. Tania dismisses the notion of predicting a housing market crash, emphasizing the limited inventory and the potential challenges that may arise. Urging individuals to seize the opportunities in the current market, she underscores the finite nature of land and the importance of taking action in the present.
