She also shares that the average pricing in the area varies depending on the location. In Lake County, the average price per square foot is approximately $150, while in Ashtabula County, it is around $131.
In recent times, Northeast Ohio has experienced an influx of residents moving to the area. Mandy acknowledges this trend and highlights the role of platforms like Zillow and Realtor.com in connecting individuals from different states who are relocating for work or other reasons. Mandy emphasizes the importance of having local connections, as it provides valuable insights and support for newcomers. The unique qualities of the market in Northeast Ohio are attracting buyers for various reasons. One significant factor driving the influx of residents is job relocations. The region’s diverse industries and employment opportunities make it an attractive destination for individuals seeking career advancements. Additionally, there is a demand for downsizing, as people are looking for more affordable housing options without compromising on quality.
Investors are also drawn to Northeast Ohio, from Ashtabula to Cleveland, due to the promising opportunities available. The region offers favorable conditions for real estate investment, with the potential for growth and profitability. Mandy acknowledges the positive impact of these opportunities on the market’s attractiveness. Furthermore, the area’s proximity to the Great Lakes, particularly Lake Erie, adds to its appeal. Mandy is delighted to see the increasing number of people who want to experience the beauty of the lake and engage in activities like visiting wineries. Northeast Ohio offers a range of recreational options, making it an enticing destination for those seeking a balance between a vibrant urban lifestyle and natural surroundings.
Next, Mandy shares that she recently joined Homesmart, a national real estate company that has been established for 23 years. She expresses her excitement about being part of the Homesmart team, which has four offices in Northeastern Ohio and plans to expand into different counties. The brokerage’s extensive network of agents provides Mandy and her clients with valuable advantages. With numerous agents within the brokerage, Mandy can easily connect with an agent from another state in just 30 seconds for referrals or collaborations. This seamless communication and access to a wide network of professionals enhance the overall experience for clients, ensuring that their needs are met efficiently and effectively. Mandy believes that effective communication is key to providing exceptional service to her clients.
Pre-listing home inspections offer several advantages for sellers, and Mandy emphasizes their importance. When agents meet with sellers at their property, they can thoroughly assess the house, discuss relevant numbers, and provide a comprehensive overview. The primary benefit of a pre-listing inspection is to provide sellers with peace of mind by uncovering any issues or concerns about the property before it goes on the market. By conducting a pre-listing inspection, sellers can address any identified issues in advance. This allows them to share this information with potential buyers, avoiding surprises during the transaction. By being transparent and proactive, sellers can build trust with buyers and foster smoother negotiations. However, Mandy mentions that if the property is new construction and still under warranty, a pre-listing inspection may not be necessary. Nonetheless, it remains a valuable option for sellers to gain a deeper understanding of their home’s condition.
Kevin then asked Mandy what “Never cut buyers agents short” mean in real estate. Mandy explains the significance of not undermining the role of buyers agents in a transaction and how it benefits clients. It is a common misconception that agents earn a substantial amount of money from commissions. However, the commission is typically split between the listing agent, their brokerage, the buyers agent, and their brokerage. Buyers agents play a pivotal role in the transaction, often spending more time driving and assisting their clients in the home-buying process.
To ensure fairness and maintain positive relationships with buyers agents, Mandy mentions that Homesmart has implemented a company policy to compensate them adequately. This policy guarantees that buyers agents are not shortchanged or undervalued for their efforts. When selling a home, it is crucial to attract as many potential buyers as possible. By compensating buyers agents fairly, sellers increase the likelihood of their property being shown and considered by a larger pool of potential buyers.
As a Zillow Premier Agent, Mandy Vereshack-Erickson acknowledges the advantages that this platform offers. She expresses her gratitude for the opportunity Zillow provides and reflects on her experience when she first started in her previous brokerage. Mandy proudly shares that during that time, she and her brokerage had the privilege of receiving referrals through Zillow. This allowed them to assist 40 clients who reached out looking for an agent and redirected them to their brokerage. Consequently, they were able to help these buyers find their new homes.
Mandy acknowledges that while Zillow doesn’t guarantee success in every situation, it proves particularly useful for individuals who are out of state and looking to buy a property in Ohio. Given the fast-moving nature of the market, having a connection through Zillow enables Mandy to assist these clients and ensure they don’t miss out on a home they are interested in. Being a Zillow Premier Agent also highlights Mandy’s successful connections and positive reviews from clients on the platform. She recognizes the value of utilizing Zillow and the positive impact it has had on her business.
