Real Estate Moms: How To Sell 100+ Homes a Year – Jessica Hensley

Here’s what you missed from Jessica Hensley…

The conversation starts with a fill-in-the-blanks icebreaker on assumptions about real estate, the future of the industry, and more. Jessica then talked about what it’s like being an agent from Southeast Kansas. She provided insight into the current market in her area, Kansas and Oklahoma. Her market encompasses counties with a population of less than 30k and her town has a population of around 9k. Despite being a few hours away from neighboring cities, the area may sometimes feel like it’s in the middle of nowhere.

Jessica then noted that there are a lot of USDA loans in her city, but the market has become more competitive, causing a decrease in their prevalence. Over the past 18 months, there has been a shift towards a seller’s market, which is an exception to the norm in her area. Despite this, the demand for buying property in the area remains low.

Next, she talked about Real Estate Mega Moms a Facebook group that helps Real Estate Moms sell 100+ homes per year without working more hours. Jessica started the group in 2016 to connect with other moms in the industry. She discovered that, despite being a mother of a two-year-old, she could still achieve her career goals and have more time with her family. She shares that the group now has over 26k members and has helped many moms achieve success in real estate without sacrificing family time. She also explains the systems she has in place that allow her to work minimal hours per week without compromising results.

Kevin then asked Jessica about her experiences as a keynote speaker and host of the Abundance Conference. This was their 5th annual conference held in Florida, where she actually spoke for the first time. Typically, they have invited speakers, but everyone was eager to hear from her. She spoke about how embracing failure is essential for personal and professional growth.

On some statistics from February 2023, the Kansas real estate market saw 13.3% of homes sold below the list price, which is a decrease from the previous year. However, there was an increase in the number of homes with price drops, which was 19.9%. Despite this, there is only an estimated one month of inventory according to Redfin.com. With the low inventory, Jessica explains that select types of properties, such as those with an acre of land outside the city limits, are highly in demand and sell quickly once they hit the market. The real estate agent believes that this trend may not continue as interest rates continue to rise and she doesn’t anticipate a sustained seller’s market like the past two years.

In Oklahoma, the number of homes sold on average was down 18.4% YoY, and the median days on the market increased to 37 days, which is a YoY increase of 21 days. To ensure their clients’ properties sell quickly and at the best possible price, Jesica believes in pricing it right at the beginning and providing a marketing plan that includes professional photos and a checklist to make the property more appealing. Additionally, she notes that about 40% of all buyers in the area are coming from out of state, and it’s becoming increasingly common for buyers to purchase without viewing the property in person.

The conversation concluded with Kevin asking Jessica what kind of project she would work on if she were given unlimited time and resources. Jessica shares that her goal is to help more women find success. She notes that many women do not believe in themselves and do not realize their full potential, often due to self-doubt and insecurities. She is committed to working towards helping women overcome these barriers and achieve their goals.
