The conversation starts with Jodey telling how she grew up selling vegetables door-to-door in her neighborhood. She found that knocking on doors can be intimidating, but the sweet reward is a trip to Cedar Point.
Kevin then asked whether there are any traditional marketing techniques that are still effective today, given that she has been in the industry for over 20 years. Jodey believes in the power of referrals and believes that it will never change. She also mentioned that having a brochure for a seller’s guide is beneficial.
Next, she talked about the different positions she held over the past 20 years, from working in commercial real estate, and managing an appraisal firm to a leasing firm, title company, and more. Jodey also mentioned that in order to market or sell title insurance, she needed to obtain a resident producer license, which teaches one about the title aspect of a real estate transaction. Jodey stated that this knowledge enabled her to streamline the process and better prepare her clients for the next step.
Having an extensive experience in real estate, Jodey discussed the challenges she faces today. She described how the process of writing an offer for a buyer is becoming more competitive. They’ve even had a number of situations where they needed some kind of advantage in the purchase agreement to push their offer to the front. She then shared the story of a home she relisted and sold for the same price that a previous realtor was unable to sell after 6 months.
Next, she talked about some of the new development in her market. She also mentioned how new big box stores may raise prices but can also do the opposite because of the traffic it can bring in the area.
The conversation concludes with Keving sharing a quote, “A homebuyer will have it in their head what they think they’re looking for, and what they end up buying is something totally different than that because I help them identify what best suits their needs,” where Jodey shared some of her client experiences.
