The conversation begins with Paul discussing the approaches he used to help more than five times the national average of buyers and sellers when he first started. He described how he began doing craigslist postings, Facebook engagements, and anything else that could generate business. With that, he outperformed significantly, and his YouTube channel now has nearly 12K subscribers! Paul has his own marketing style that you should definitely check out and subscribe to.

Next, they talked about Paul’s logic behind posting listings with the price that many people don’t usually do for increased engagement. He explained that while the prices are included, not all of the photos are, so interested buyers will still click on the link. Visitors to their website will then be captured and followed by their ads. He also stated that he only wants to do business with people he likes and never chases anyone. People would approach him and request to work with him. He also explained that when people initiate a chat with him, he prefers to respond by sending videos to say hello and answer their questions.

In his Youtube videos, Kevin got curious about his consistency on YouTube and your most popular videos are showing celebrity homes in Michigan and why people should avoid Detroit and Michigan which may appear to steer people away from his market. Paul discusses the power of negative stuff clickbait, as these videos’ content actually includes the pros and cons in disguise. When it comes to celebrity content, the algorithm shows the type of content people want, and because they perform well, he tries to do those to increase his presence. He did, however, state that his goal is not to be a YouTuber. The videos that bring him the most business actually have the fewest views.

Paul then explained the concept of “free buyer representation.” While it may not be paid for by the buyer, it is paid for by the seller. He then added that while we may believe we are saving money by speaking directly to a builder, it may actually cost us more than having an agent teach and guide us on what we need and don’t need in a home. He also emphasizes that one of the common misconceptions during inspections is that, when something is old, it has a defect. Age, according to Paul, is not a flaw. You can’t always ask for money for something if it has been well-maintained.

The conversation wraps up with Paul sharing how he help make purchasing a home, ‘scary simple’. He explained the move-up method, which enables you to move up to a home you love. He believes that as long as the client and realtor communicate and do their part, the goal will be met sooner rather than later. When asked what he wants his legacy to be if he retires today, he says he wants his videos to be able to educate people in the future and for his children and grandchildren to get to know him.
