Greenville also enjoys easy access to Interstate 31, making it a convenient location for residents. It’s no wonder that many newcomers are flocking to this area, while lifelong residents have no intentions of leaving.

In terms of the housing market, the average sales price for homes in this area hovers around $250,000. However, the statistics in the rural regions are a bit more complex due to the diverse range of property types available.

Next, Kasey recounts some of her more memorable encounters in the real estate world. One particular property featured a basement room that left her pleasantly surprised but slightly bewildered. This room, originally intended for crafts, resembled nothing short of a full-scale craft store, akin to walking into a Michaels’ outlet. Remarkably, everything within it was for personal use, and the house itself was not for sale.

Another property that stands out in her memory was a former bank-turned-residence, with an unexpected relic in its basement. Here, a fully intact bank vault dating back to the 1800s provided a stark contrast to the typical features one might expect to find in a home. These unique encounters serve as a testament to the diverse and fascinating world of real estate, where every property has a story to tell.

Kasey’s approach to assisting clients in the pre-approval process involves connecting them with a suitable lender. This journey starts by understanding their unique needs and employment situation. By delving into these details, she can effectively match her clients with a lender who can best cater to their financial requirements. Over the years, Kasey has nurtured relationships with a multitude of lenders, ensuring that her clients have access to a broad network of financial experts ready to support them on their home-buying journey.

Despite being realistic about her needs, this buyer found the perfect match in the bank-turned-house, which fulfilled her desires and created a memorable real estate experience.

While Kasey primarily operates in rural areas with fewer legal and zoning complexities, she has encountered some unique situations. These have often revolved around title work discrepancies, such as proposed property splits without proper surveys. Additionally, tracking down old easements, although no longer active, has posed an interesting challenge. Her approach involves educating buyers about these existing but obsolete easements, emphasizing that while removal may be unlikely, they may need to address them with their utility providers in the future. By providing this knowledge, she ensures clients are well-prepared to navigate these complexities and make informed decisions.

Recognizing that the real estate process can be emotionally charged, Kasey acknowledges that even the calmest individuals can become overwhelmed at times.
